Modular buildings are prefabricated buildings, or “prefabs”. They are sectional prefabricated buildings or houses that are made up of different sections, or “modules”, and the term “modular” is actually a method of construction.
Although confused by some as mobile or manufactured homes, the two have fundamental differences. Modular buildings are brought to their development site via flat-bed trucks, so they do not have axles or a frame the same way a mobile home does. Some, but not all, modular buildings in residential areas are situated on steel frames. Modular buildings in Brooklyn must abide by local building codes created in Brooklyn for their intended use, whereas mobile homes are regulated by federal building codes mandated through the U.S. Department of Housing and Urban Development (HUD).
Modular buildings and homes have a wide range of purposes and can be used temporarily or permanently. They have been used as construction camps, civilian housing, military housing, churches, health care facilities, fast food restaurants, and for educational purposes such as classrooms and schools.
